Site Plan Permit



A site plan permit is required for all new development projects except for single-family residential development.  The site plan permit indicates that a project meets Aiken County’s Land Management Regulations (LMR).  Site Plan applications are available from the Planning & Development Department or click here.  Instructions for proper submission are listed in the application packet.  For questions regarding the site plan process, call 803.642.1520.

Submission must include completed a application, seven copies of the site plan, the Functional Performance sheets and Guarantee, and the review fee.

The site plan must show the location of existing and proposed buildings, their dimensions and size, and setbacks.  It must also show compliance with other requirements such as bufferyards and landscaping, parking, access, and storm water control.  For new construction, drainage calculations must be submitted.  Adjacent property uses (residential, commercial, vacant, etc.) should be indicated and a statement on the plan stating whether the property is within the Highway Corridor Overlay District, Airport District, Well Head Protection District, Special Flood Hazard area, or any of the site design considerations found in Section 7.2.2 of the Aiken County Land Management Regulations Ordinance

The approved site plan enables the Building Inspector to inspect the site and determine if the work is done as shown on the approved plan.  If not, this could delay the issuance of a Certificate of Occupancy.

When the site plan is approved and a LMR Development permit is issued, work must be completed within two (2) years of the approval date or the permit becomes invalid and the site plan review process will have to begin again, unless an extension is granted.

You may request a one (1) year extension.  A written request for an extension must be submitted prior to the expiration date of the LMR Development permit.
